At our community, we have a seasonal stainless steel pool, a year-round hot tub, a 24 hour fitness center, an outdoor dining area with a fireplace, a dog park, and a conference room for residents to use free of charge. We also have a climate controlled parking garage and climate controlled storage units available for an additional fee.
We offer reserved spaces in our Climate Controlled Parking Garage for $95/month per space. Additionally we have parking spaces in front of our community that are free to all residents and guests. If those are full, we have street parking around the community as well.
We are pet friendly at 45 Madison. We allow up to 2 pets in the home with a maximum weight of 100 lbs each. All pets over 30lbs are limited to the first floor. There is a one-time, non-refundable pet fee of $300 for the first pet and $150 for the second. The monthly pet rent is $25/month per pet. All pets must be approved by management; PRG reserves the right to approve or deny pet applications.
Package locker service is available.
Our application fee is $50/applicant and we have a reservation fee of $200. Upon approval of the application, a security deposit will be expected to be paid at time of move in. The security deposit can range between $250 up to one full month of rent.
You can pay your rent online through your bank account or a credit card with either automatic withdrawal or one time payments. You can also pay your rent by phone or in the office with a personal check, cashier's check, or money order. We do not accept cash, Venmo, PayPal, or any similar transfer of funds.
There is a standard trash fee of $18/month. Water/sewer will be billed with your rent and is based off of building usage and apartment square footage. Electricity is billed separately to you through Evergy. Cable/Internet can be set up through Google Fiber (preinstalled and 5 mbps is free), AT&T or Spectrum. If you choose to add a reserved parking garage space to your lease, it is $95/month. If you choose to add a climate controlled storage unit to your lease, it is $25/month.
No utilities are included in the rent.
Guests are welcome in your home. However, no guest can stay longer than 14 consecutive days without being added to your lease as an official resident of the community.
There is a bus stop nearby, but you will need to walk to it, as it is not on our corner.

We are 0.25 miles north of the Country Club Plaza and 0.25 miles south of Westport. I-35 is the main highway that can get you to our community. Ward Parkway will also get you here. When you reach Madison Ave., our community is on the Northeast corner of 45th St. and Madison Ave.
